www.biliskov.com | ID: 16225 Josipdol Industrial Zone The industrial complex consists of 17 buildings, several canopies and utility facilities, with a total building area of 13,687.72 m², situated on a total of 110,000 m² of industrial building land. The property is located in Josipdol, Karlovac County, approximately 11 km south of Ogulin and 45 km southwest of Karlovac. The complex is situated alongside the railway line, opposite Josipdol railway station, near the D23 state road connecting Josipdol and Karlovac. It is approximately 1 km southwest of the town centre and 7 km south of the Ogulin interchange on the Zagreb–Split motorway. Access to the property is provided via an asphalted public road, approximately 50 m from the D23. According to the current spatial development plan, the property is classified as: I1 – Economic Use – Predominantly Industrial The following types of facilities and activities are permitted within this zone:

Large-scale manufacturing activities, including industrial, craft and production facilities of all types, together with supporting administrative, office, commercial and warehouse facilities, as well as other complementary activities.

Municipal services and utility facilities with associated infrastructure.

Transport, energy and other infrastructure facilities.

Commercial, service and hospitality activities with supporting facilities.

Landscaped green areas.

Other activities complementary to the primary industrial use.

The maximum building coverage ratio is 0.6, while at least 20% of the building plot must be landscaped as green space. Building heights may exceed the standard limits where justified by technological requirements or other reasons, subject to an appropriate architectural and urban planning solution. The complex is accessible by vehicles via an asphalted road branching off the Josipdol–Karlovac state road. It is located immediately next to the railway line and station, with a dedicated industrial railway siding extending into the complex and leading to the main production hall. The site is organised with offices, service facilities and employee amenities on the southern entrance side, centrally positioned production halls, and auxiliary buildings arranged around them in a semicircle, including a boiler house, warehouses, a steaming facility and other structures. The following buildings are currently operational and have been renovated: the woodworking production hall (6,000 m²), auxiliary warehouse (800 m²), transformer substation, administrative building and gatehouse. Other buildings, including industrial halls of approximately 1,200 m² and 1,400 m², employee facilities and a restaurant with a combined area of approximately 300 m², are currently not in operation but could be reactivated with relatively minor works. Fibre-optic connection between the administrative building and the main production hall, providing telecommunications infrastructure and readiness for Industry 4.0 machinery.

Proximity to Croatian Forests (Hrvatske šume) and extensive timber resources.
