House - Maksimir, 250m2

A semi-detached house with three residential units is for sale in Maksimir, in an excellent location in the immediate vicinity of Maksimir Park. The dimensions of the house are 9 m x 8.5 m, and it was built on a land plot of 570 m².

It consists of a basement, high ground floor and attic.

Construction began in 1956. The building permit provided for a larger structure, but a smaller one was built. The process of obtaining a Decision confirming construction before 1968 is underway.

The land has a gentle downward slope, so the basement apartment is partially built into the terrain on the street side, while on the courtyard side there is direct access from the apartment to the garden. The residential units are connected by an internal staircase.

BASEMENT: hallway, boiler room, bathroom, kitchen and dining area, and two rooms. HIGH GROUND FLOOR: hallway, bathroom, kitchen and dining area, and two rooms. ATTIC: hallway, bathroom, kitchen and dining area, living room and one bedroom.

The house represents an interesting investment opportunity.

The infrastructure is complete; the house has electricity, water, gas and sewage connections. The courtyard is fully fenced.

Heating is provided by a gas-powered central heating system for each floor.

In 2012, the attic was renovated and exterior PVC joinery was installed. The ownership certificate is in order. The energy certificate is currently being prepared.
