Markuševec, land with panoramic view and location permit, 2,222 m2

In the Podsljeme area, in Markuševec, there is a building plot of 2,222 m2 with location permits for two residential buildings.

The land is located on an elevated part, above neighboring houses, and has a panoramic view of the surrounding hills and settlement, with no possibility of obstruction. We particularly emphasize the view as it represents one of the main values of this property.

In this building area, on a minimum plot size of 800 m2, it is possible to build a structure up to 400 m2 GBA, with a maximum of two above-ground and one underground floor. Two parking spaces per residential unit are planned, at least 60% of the plot area must remain natural terrain, and a distance of at least 3 m from the neighboring boundary must be respected.

For this parcel, two location permits have been obtained for the construction of residential buildings with two or three residential units, with a gross building area of 386 m2 per building, along with the construction of auxiliary facilities. Additionally, a building permit for the access road has been obtained, which will be submitted to the City of Zagreb, but it needs to be financed and constructed independently.

There is also the possibility of purchasing an additional parcel in case of interest in building another building.

The location is quiet, in a street with little traffic and with existing infrastructure.

The price of 222,200 EUR is plus VAT.
